Our underwriting process is rooted in a deep understanding of risk, with a primary emphasis on the “Exit Strategy.” By carefully assessing the source of repayment, our goal is to facilitate a swift and successful loan repayment within 1-3 years, minimizing the risk of defaults.

Underwriting Criteria - General Expectations:

12 - 18-month terms, generally with renewal options and investment amounts, start at $250,000 per mortgage for first and second mortgage options.

Generally, returns are more than Prime + 2% to Prime + 10%, depending on risk and priority position. Borrowers tend to have significant equity contributions, guarantees, and experience and can demonstrate a financial ability to complete an exit strategy.

A third-party consultant supports all loans as applicable, including but not limited to appraisers, environmental engineers, cost consultants, planners, revenue consultants, etc, and monthly reporting is provided for all mortgages.
